EAST NAPLES, Fla. — Collier County commissioners have approved a major new residential project in East Naples that will bring up to 1,299 homes to the growing community — including a significant number of for-sale affordable housing units.
The development, known as Greenway Fritchey, is a partnership between a local private developer and Habitat for Humanity of Collier County, one of the region’s leading providers of affordable homeownership opportunities. The project cleared its final hurdle this week following a unanimous vote by the Collier County Board of Commissioners.
A Large-Scale Community on 227 Acres
Greenway Fritchey will be built across a little more than 227 acres, combining both single-family homes and multifamily residences. While exact numbers for each housing type will be finalized in later stages, county officials said the breakdown will allow for flexible density, walkability, and mixed-income integration — a growing trend in Collier’s development landscape.
Affordable Housing at the Core
A key part of commissioners’ approval hinged on the inclusion of for-sale affordable housing, which Habitat for Humanity will oversee. The organization has long been active in Collier County, where housing costs continue to rise and workforce shortages remain a persistent challenge.
Habitat leaders say the partnership will allow them to expand their footprint and offer more local families the ability to purchase a home at a price tied to their income — a rarity in one of the nation’s most expensive housing markets.

East Naples has rapidly transformed over the past decade, with new developments, road expansions, and commercial projects reshaping the area. Officials noted the Greenway Fritchey project represents an attempt to balance economic growth with the county’s increasing need for attainable housing options.
